POST-AUCTION PROCEDURES

Winning Bidder Responsibilities:

  1. Sign purchase agreement immediately
  2. Wire $25,000 deposit by 11/24/25
  3. Await seller confirmation 
  4. Coordinate closing with title company
  5. Arrange financing (if applicable)
  6. Schedule final walk-through
  7. Attend closing by January 6, 2026
  8. Note: Any personal property not removed by 11/29/25 conveys with the real estate

Seller Responsibilities:

  1. Review and confirm/reject winning bid
  2. Notify buyer of decision
  3. Execute purchase agreement
  4. Deliver clear title
  5. Maintain property
  6. Attend closing

Personal Property

Winning Bidders:

  1. Settle account at checkout (remember 3% cash/check discount!)
  2. Collect paid receipt
  3. Load and remove items day of sale (or by appointment)
  4. Contact auction company to schedule pickup if needed
